Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.
DuraFlex Chimney Inspection in Houston: What to Know First
Ashby Chimney Houston performs independent DuraFlex chimney inspections across Houston, and most jobs are completed within a few hours of arrival. We are not affiliated with or authorized by DuraFlex – we’re an independent DuraFlex service provider, which means we’ll tell you honestly when a liner can be cleaned and put back into service and when it actually needs real work. A standard camera inspection runs between $189 and $329 in Houston; a full Level 2 inspection with written findings typically falls between $249 and $449 depending on the height of the flue and accessibility.
This page is for Houston homeowners who already have a DuraFlex liner installed and want to know if it’s sound, whether it’ll pass a real estate inspection, or why it’s rusting, kinking, or pulling away at the seams. If that’s you, call (903) 961-6496 and we’ll schedule a window that actually holds.
How DuraFlex Products Fail – and How We Fix Them
DuraFlex makes a solid product, but every liner line has weak points that show up in Houston’s humidity, heat, and salt air. Here’s what we actually find on the roof and in the flue, and what we do about it.
- DuraFlex 316Ti: pitting at the seam welds near the bottom three feet. The 316Ti line is sold for gas and oil applications, but in Houston the combination of acidic condensate and coastal moisture accelerates pitting right where the liner sits in the old terra cotta tile. We see it most in older Heights bungalows that converted from wood to gas in the 80s or 90s. If the pitting hasn’t eaten through, we clean it, passivate the surface, and document it with camera photos. If it has perforated, the fix is a section replacement – and we’ll show you the camera footage before we touch a tool.
- DuraFlex AL: crush damage at the offset bends. The aluminum AL line is light and easy to install, which is why so many Houston contractors used it. But at the offsets where the flue jogs around an old smoke shelf, the corrugations flatten and restrict draft. Homeowners report the fireplace suddenly smoking into the living room on humid days. That’s classic AL crush. The repair is a partial reline with a stainless section through the offset – an afternoon job, not a full tearout.
- DuraFlex Pro: separation at the couplers after wind-driven chimney movement. The Pro series couplers are strong, but Houston’s clay-gumbo soil shifts with every drought and flood cycle, and the chimney moves with the house. We’ve found couplers separated by a quarter inch, letting flue gas escape into the chase. Annual inspection on Pro lines is not optional here – it’s the only way to catch a separated coupler before it becomes a carbon monoxide path.
- DuraFlex 304: condensation corrosion in uninsulated exterior chases. 304 stainless is a workhorse, but in Houston’s late-night humidity swings, uninsulated exterior chases sweat. The liner skin gets wet, then dry, then wet again, year after year, and the lower cap area starts showing rust bloom. We inspect for this specifically, and if we find it early, we treat the surface and recommend chase insulation, not a new liner.
- DuraFlex Insul-Kit: vermiculite settlement exposing the liner to tile contact. The wrap-style Insul-Kit works until the vermiculite settles, which it does in Houston homes with older, shifting masonry. Once the insulation has dropped, the liner rests directly against hot tile at its widest point. We find this on steeper-flue homes in neighborhoods closer to the bay. The fix is re-insulating the exposed section, not automatically replacing the liner.

Our DuraFlex Chimney Inspection Process
Here’s the exact sequence of a DuraFlex inspection with us, from the phone call to the guarantee.
- 1
You call, we answer. A live person picks up 24/7. We ask the make of your liner if you know it, the age of the house, and what prompted the call. Then we quote the inspection price over the phone, in writing, before we schedule.
- 2
We inspect from the top down. Cap, crown, flue opening, and the full length of the liner with a push camera. We’re looking for the DuraFlex-specific issues in the list above, plus tile gaps, bird or squirrel intrusion, and moisture staining.
- 3
We run the camera the full length and record it. You get the photos and video. If there’s damage, you see the exact spot with your own eyes – no “trust us, it’s bad in there.”
- 4
We tell you the price to fix it, before any work starts. DurableFlex OEM parts versus quality aftermarket are both quoted where available, with the trade-offs spelled out. Tell you the price first, explain the work second, put it in writing third – that’s the whole system.
- 5
We make the repair, then re-scan the liner. Post-repair camera footage confirms the fix and becomes part of your file.
- 6
We hand you a written guarantee and leave the site cleaner than we found it. The guarantee covers the repair inside the 365-day window. If it fails, we return at no charge.

AfterWhat DuraFlex Chimney Inspection Costs in Houston
Most Houston DuraFlex owners pay between $189 and $449 for an inspection, depending on what level of scrutiny the job needs and how tall or complicated the flue is. Here’s our straight pricing in plain dollars:
- Level 1 camera inspection (routine maintenance, no known issue): $189 – $279. Typical single-story Houston rancher, accessible cap on a shallow-pitch roof.
- Level 2 inspection (real estate transaction, storm damage, apparent liner separation): $249 – $449. Includes full camera run, written report with photos, and a quote for any necessary repair.
- Level 3 inspection (suspected hidden damage, interior flue wall access required): $500 – $1,200, quoted after the Level 2 camera run confirms it’s needed. We rarely recommend this unless the evidence points to a concealed issue.
What moves the price: flue height, roof pitch, number of offsets, and whether the cap requires a lift or ladder work on a steep Houston two-story. What does not move the price: our attitude or any surprise charges. Call (903) 961-6496 for an exact quote – estimates are free, and the number we quote is the number you pay.
Why Houston Homeowners Call Ashby Chimney Houston for DuraFlex Work
Houston is a big city with a lot of chimney companies, and most of them will service any liner that shows up. We’ll do the same, but we actually know DuraFlex’s product lines: where the 316Ti pits, where the AL crushes, where the Pro couplers walk apart. And we stock or can quickly source OEM DuraFlex sections, couplings, and caps – plus quality aftermarket where it makes sense. If a DuraFlex liner is beyond repair, we also work with the HeatShield and Gelco systems and will show you comparative pricing before you commit to anything.
Every job gets a written price before we start, every repair gets a written guarantee on the way out, and if a covered repair fails inside the guarantee period, we come back and fix it free. That’s the 365-Day Done Right Promise, part of the Kingswell Guarantee our shop operates under, and it’s been the way we’ve done things since 2002. Nathan Corliss runs the Houston crew, brings a background from Los Angeles Trade-Technical College, and has worked everything from wood-burning fireplaces in the Heights to gas log setups near the Galleria. We answer the phone when you call. We show up in the window we gave you. And we leave the flue documented, not mystery-priced.
FAQs
No. A camera inspection by an independent service provider does not void a DuraFlex manufacturer’s warranty. We perform inspections without cutting, removing, or modifying the liner, and we provide photos and written findings you can submit to DuraFlex if a warranty claim is appropriate.
In most cases, yes. For common DuraFlex Pro and 316Ti sections and couplers, we can typically source parts within a few business days in Houston. Specialty or uncommon sizes can take longer, and we’ll tell you the expected timeline in writing before you approve any repair – not after.
Not automatically. Surface rust bloom near the bottom of a 316Ti liner is often cosmetic or the early stage of pitting. We’ll camera the area, measure the remaining wall thickness where accessible, and tell you plainly whether the liner needs a section replacement or can safely run for another season. The decision is always backed by footage you’ve seen with your own eyes.
Annually, especially for gas liners carrying combustion byproducts in a humid climate. Houston’s moisture and temperature swings accelerate the condensation cycles that cause pitting and coupler movement. Annual inspection is cheap insurance against the failure mode that’s actually expensive: silent carbon monoxide leaking into the chase.
Best case is a smoky fireplace. Worst case is flue gas entering the living space through a separated coupler or perforated section, and by the time you smell something, the ventilation path has been leaking for a while. A $189 – $329 camera inspection removes the guesswork. Call (903) 961-6496 and we’ll get you on the schedule.
