Famco Crown Repair: The Houston Owner’s Guide
A Famco chimney crown repair in Houston typically runs $380 to $850 installed, depending on the crown’s condition and whether we’re doing a partial patch with Famco CrownCoat or a full tear-off and recast. We keep Famco crown materials on our trucks, so most repairs get done in a single visit that same day once we’ve had a look. Where Houston owners usually run into this: they spot water staining on the ceiling near the fireplace, notice crumbling mortar on the top of the chimney, or a home inspector flags crown spalling before a sale closes. A crown that’s failed lets water through into the flue system every time it rains, and Houston gets about 49 inches of rain a year. That’s the whole battle.
Key takeaways:
- Famco crowns fail faster in Houston because heat, humidity, and hard rain accelerate freeze-thaw spalling and mortar washout.
- You can’t tell from the ground. We camera-inspect every crown before recommending work, and you see exactly what we see.
- We write the price down before any work starts, and the repair is covered by our written guarantee.
Which Famco Models This Applies To
Famco makes chimney crowns, caps, dampers, and chase covers for most residential masonry and prefab setups sold in the southeast Texas market. The crown repair situation depends less on a model number and more on what’s actually sitting on top of your chimney. Some Houston homes have a poured concrete crown that was formed when the masonry went up. Others have a Famco stainless steel cap and wash assembly over the crown. Both can fail, but the repair path is different.
If your chimney has a metal Famco cap, look for the model stamp on the underside of the cap or on the flue band. Common lines we see around Houston include the Famco SC series for standard clay flues and the Famco LD series for larger, older flues common in 1960s and 70s Heights bungalows. The gotcha we run into often: homeowners buy a replacement cap online for a “standard” 13×13 flue, but their older Houston home has a 13×18 or an odd oval shape. The cap arrives, doesn’t sit, and they call us anyway. As for OEM versus aftermarket: Famco stainless caps are worth the OEM spend if the base crown is still solid. If the concrete crown itself has cracked, no cap swap fixes it; you need the crown rebuilt or resealed first. We’re an independent chimney service, not a Famco dealer or affiliate, but we stock Famco components because they’ve held up in this climate better than most alternatives we’ve tried.

Signs Your Famco Crown Repair Is Failing
- Water stains on the ceiling or wall near the fireplace. A cracked crown lets rain run straight down through the masonry. By the time you see a stain, the crown has been failing for at least one solid soaking season. We find this a lot in Bellaire and Meyerland homes with original 1970s crowns.
- Chunks of mortar or concrete showing up in the gutter or on the roof near the chimney. This is spalling: water soaks into the crown, the surface pops off in pieces. Houston’s heat cycles speed this up, because the crown bakes dry, then gets soaked again within days.
- Crumbling mortar joints near the top of the chimney. The crown is supposed to shed water away from the flue. When it doesn’t, water works down into the uppermost mortar joints first. If the top three or four courses look lighter or sandy, the crown is the likely source.
- Rust streaks on the chimney cap or the flue pipe. Water sitting on top of the crown never dries fully in Houston’s humidity. It finds its way under the cap base and starts corroding the metal from the underside, which is the side nobody sees from the ground.
- A strong musty smell inside the fireplace after rain. A failed crown feeds water into the smoke chamber and down along the damper. In a closed-up firebox, that dampness grows mold and leaves a smell that hangs around for days. That’s not normal fireplace smell, and it doesn’t go away with a cleaning.

AfterReplacement Cost & What’s Included
Expect a Houston Famco crown repair to fall between $380 and $850 in most cases. A CrownCoat seal on a crown with minor cracking runs toward the low end. A full tear-off and recast with proper expansion joints and a sloped top runs toward the high end. If the crown damage extends into the top flue tile, or if the cap needs replacing at the same time, that adds to the total, and we will tell you that before we start. The price you see written down is the price you pay. That’s been the rule at Ashby Chimney Houston since Nathan Corliss started working Houston chimneys, and it applies on every Famco repair we quote.
Every crown repair includes our written guarantee with the 365-Day Done Right Promise. If the repair fails inside the guarantee period, we return and correct it at no charge. We also include a camera inspection of the crown before the repair, and a photo report after, so you can see exactly what was done and why. Nothing gets recommended unless the camera shows it’s needed.
DIY or Call Us?
Here’s the honest split. From the ground or an upstairs window, you can spot obvious crown cracks, missing cap sections, or moss growth that tells you water is pooling up there. That’s worth doing. What we don’t recommend: getting on a Houston roof in the middle of a summer afternoon to caulk a crack with hardware store sealant. Most re-caulking on a crown fails inside a year because the surface wasn’t prepped, the joint wasn’t widened, and the slope still pools water. And working up on a chimney crown is genuinely dangerous work; it’s a wet, sloped surface with nothing good to grab onto. We’ve seen too many homeowners turn a $500 crown repair into a hospital visit or a broken tile line. Let us handle the top of the chimney. Call (903) 961-6496 and we’ll get a tech out to camera the crown and quote a written price. Tell you the price first, explain the work second, put it in writing third – that’s the whole system.
FAQs
A properly rebuilt and sealed crown in Houston typically lasts 15 to 20 years, while a CrownCoat seal on a still-sound crown often gets 8 to 12 years before it needs another coat. Houston’s rain and heat cycles shorten that compared to drier climates, so we build crowns with a steeper slope and wider drip edge than what many original builders used. Call (903) 961-6496 and we can camera your crown and tell you where it is in its lifespan.
Yes, a Famco CrownCoat seal over a crown that’s still structurally intact usually costs $380 to $500 and stops water intrusion for years. The deciding factor is whether the concrete is still solid underneath. If the crown has heaved, sunk, or lost a full corner, sealing won’t save it, and you’d be throwing money at a part that’s already done. We show you the camera footage either way before you spend a dollar.
Most crown seal jobs are finished in under two hours, and most full recasts are done within a single day, weather permitting. The recast needs cure time before hard rain hits, so we schedule around Houston’s forecast. We’ll give you a real arrival window and a timeline when you book at (903) 961-6496.
We keep Famco caps, CrownCoat, mesh, and crown form materials on the truck, along with parts from DuraFlex, HeatShield, and Gelco. If your Famco cap needs replacement and we have the right flue size in stock, we can do the whole job in one visit. If it’s an odd size, we order it and return within the week.
