Every visit starts with

Level 1 sweep and inspection to the NFPA 211 annual standard - flue, crown, cap, and flashing checked and photographed

Worth knowing

Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.

Famco Chimney Inspection in Houston: What to Know First

Famco chimney inspection in Houston typically runs $149 – $289 for a Level 1 or Level 2 inspection, and we complete most residential jobs in under two hours. We’re an independent Famco service provider, not a manufacturer affiliate, and every inspection comes with a written price before we touch a ladder. If you own a Famco chimney cap, damper, or draft system and want to know exactly what’s happening inside that flue, this page is for you. Call (903) 961-6496 and we’ll schedule a time that works with your week, not ours.

How Famco Products Fail – and How We Find It

  • Famco Top-Mount Damper (TDC Series): cable fatigue at the mounting bracket. In Houston’s humidity, the stainless cable where it meets the damper plate develops surface corrosion, then the pivot pin starts binding. You’ll notice the damper won’t fully close, or it sticks at about 30 degrees. We see this constantly in older Heights homes where the damper was installed in the late 90s. The fix is usually a new pivot assembly rather than a full damper replacement, which saves several hundred dollars.
  • Famco Multi-Flue Cap (SC Series): hail deformation on the mesh band. Houston storms with quarter-sized hail dent the expanded metal mesh, and once the mesh pulls away from the frame, birds get in. We find twigs and nesting material wedged against the flue tile during inspections. A dented cap often looks fine from the ground, which is why a rooftop inspection matters. Replacement mesh bands are available as a component, so you don’t have to replace the whole cap.
  • Famco Draft Inducer (DIA Series): capacitor failure after power surges. This one’s common in the Galleria area and any neighborhood with older grid infrastructure. The motor capacitor fails first, the inducer hums but doesn’t spin, and the homeowner has no idea the chimney isn’t venting properly until a carbon monoxide detector alerts or an inspection catches it. We test the capacitor during a Level 1 inspection rather than assuming the whole motor is shot.
  • Famco Lock-Top Damper (LT Series): seal degradation from combustion byproducts. The silicone gasket around the perimeter hardens over time, especially on wood-burning fireplaces where the damper is closed while the firebox is still warm. A failed seal means cold air drops into the living room in winter and conditioned air escapes in summer. During inspection, we look for a visible gap or light passing around the blade edge and recommend a gasket replacement instead of a new damper when the blade is still sound.
  • Famco Round Chimney Cap (RC Series): leg bracket loosening on mortar crowns. Houston’s clay soils shift seasonally, and chimney crowns develop hairline cracks. The legs on Famco round caps are mounted with masonry screws, and once a crack runs under a leg, the whole cap works loose. We’ve found caps sitting a half-inch off the crown, rocking in the wind. The right fix is to epoxy-fill the crown crack and remount the legs, not just tighten the screws and hope.

Our Famco Chimney Inspection Process

  1. 1
You call, a person answers. Whatever hour, whatever day. We schedule the visit and give you a written arrival window before we hang up.
  2. 2
We walk the property first. Nathan or a member of the Houston crew looks at the roofline, the chimney crown, the cap, and the firebox before touching any equipment. Then we tell you the price and what we’re doing, in plain English, in writing.
  3. 3
Rooftop inspection with a camera. We drop a Chim-Scan-style camera down the flue and record what we see. If there’s a Famco cap, damper, or draft system involved, we inspect the mounting, the seal, the cable, and the electrical connection. You’ll see the footage with us, not a vague summary afterwards.
  4. 4
Parts decision made on-site. If something needs replacement, we show you the failure. When OEM Famco parts make sense for warranty continuity or fitment, we quote them. When a quality equivalent from a trusted supplier does the same job for less, we say so and explain the trade-off. No mysterious line items.
  5. 5
Repair runs, then gets tested. Whatever we replace, we test it before we leave. Damper opens, damper closes, draft inducer spins, cap is square and tight. You see the test happen.
  6. 6
Written guarantee before we leave. The Kingswell Guarantee covers the repair in writing. If it fails inside the guarantee period, we come back and make it right at no charge. That’s the 365-Day Done Right Promise, and it’s not a verbal promise. It’s on the invoice.

What Famco Chimney Inspection Costs in Houston

Here are the real numbers for the Famco work we do most around Houston:

  • Level 1 Inspection (visual, no camera): $149 – $189 – typical for annual maintenance on a fireplace that’s been working fine.
  • Level 2 Inspection (camera, rooftop, flue interior): $229 – $289 – standard for real estate transactions, after a chimney fire, or when a Famco component has failed.
  • Level 3 Inspection (invasive, when structural damage is suspected): $600 – $1,200 – rare, but we’ll tell you honestly if you need it or if a Level 2 gets you the answer.
  • Famco-specific add-ons: Damper cable replacement typically $180 – $320. Cap mesh band replacement $120 – $200. Draft inducer capacitor $90 – $150.

What moves the price: roof pitch, chimney height, how many flues we’re checking, and whether the damage requires a return visit. The quote we give you before work starts is the price you pay. Period. Call (903) 961-6496 for a free estimate on your specific setup.

Why Houston Homeowners Call Ashby Chimney Houston for Famco Work

Two decades in, we’ve learned that what a Houston homeowner wants after being burned by a no-show or a door-price switcher is simple: a company that says what it’ll do and does what it said. Nathan Corliss built this crew around that, because he worked alongside too many people who didn’t. We answer the phone with a live person, 24/7. We show up in the arrival window, in uniform, background-checked. We quote the price before any tool comes off the truck. And when a Famco repair is covered by the Kingswell Guarantee, it’s covered in writing, and we come back free if it fails. We also work on DuraFlex, HeatShield, and Gelco systems every week, so when a Famco part has an alternate that fits better or costs less without cutting corners, we tell you. Tell you the price first, explain the work second, put it in writing third, that’s the whole system.
