Worth knowing

Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.

Gelco Crown Repair: The Houston Owner’s Guide

Gelco crown repair in Houston typically runs $450 to $1,200 installed depending on the size of the crown, how much of it has failed, and whether we’re rebuilding the existing masonry or pouring a new Gelco-compatible crown from scratch. We stock Gelco crown materials on our trucks, and most crown repairs in the Houston area are completed in one visit. You usually find out you need one of these when you see cracked mortar at the very top of your chimney after a heavy rain, or when you notice water staining on the ceiling near your fireplace a day or two after a storm blows through. Houston’s clay-heavy soil and the freeze-thaw cycle that hits north of I-10 in places like Cypress and Spring are particularly hard on chimney crowns, and once water gets into that top layer, it spreads fast.

We’re Ashby Chimney Houston, and we’ve been doing crown repair work in this city since 2002. Nathan Corliss, who runs our crew, learned the trade at Los Angeles Trade-Technical College and has been working chimneys in Houston ever since: everything from stone crowns in River Oaks to prefab units out in Katy and Sugar Land. We’re an independent service provider, by the way, not affiliated with Gelco itself. We do stock their materials because they hold up better in this climate than most of what’s out there.

Which Gelco Models This Applies To

Gelco makes crown repair products for both masonry fireplaces and factory-built chimneys. If you have a standard brick or stone chimney with a poured concrete cap at the top, Gelco’s CrownSeal and CrownGuard materials fit the bill. If you live in a newer subdivision, the Heights, or anywhere with a prefab chimney system, you may have a Gelco chase cover setup where the crown integrates with the flashing. Either way, there’s a Gelco-compatible repair path for it.

Here’s the compatibility gotcha most Houston homeowners run into: Gelco’s crown products are not one-size-fits-all. The mix you’d use on a 16-inch square flue tile crown isn’t right for a full-width concrete cap that spans four feet. If you or a previous contractor used the wrong mix, you’ll see hairline spider cracks within a year because the material can’t flex with Houston’s summer expansion and our occasional winter cold snaps. To identify what you have, look at the top of your chimney. A true Gelco crown will usually have a smooth, sealed texture that looks almost rubberized. If you can’t get up there safely, we’ll identify it during the inspection. And one more spec note that matters: Gelco’s crown materials are formulated for a curing window that’s longer than standard mortar, which is why we don’t rush a crown repair in Houston heat. Curing a crown too fast in a Houston August is how you end up redoing it in February.

On the OEM-versus-aftermarket question: for Gelco crown repair, we use Gelco products. Some companies save $40 by using generic mortar mix and calling it a crown repair. We won’t. The right material spec here is important because the top of your chimney is the most weather-exposed structure on your home, short of maybe your driveway. Gelco’s formula is built for water shedding and expansion tolerance, and that’s what we install.

Signs Your Gelco Crown Repair Is Failing

  • White staining or efflorescence on the outside of your chimney below the crown. This is water leaching through the crown and pulling salts out of the masonry. It means the water barrier at the top has already failed.
  • Cracked or flaking sealant at the crown’s edge. When the seam between the crown and the flue tile opens up, even by a sixteenth of an inch, Houston rain finds its way in. The damage accelerates every time we get a tropical front.
  • Damp streaks on your ceiling or walls near the fireplace. Water entering at the crown often travels down the inside of the chimney chase before showing up somewhere you can see. By the time you spot interior staining, the problem has usually been running for months.
  • Spalling brick or crumbling mortar near the top of the chimney. Once the crown leaks, the bricks below it start absorbing moisture and failing from the outside in. You’ll see brick faces popping off or mortar joints turning to dust.
  • Chunks of the crown itself missing after storms. Houston thunderstorms with heavy wind can break loose any crown that has already lost its structural bond. If you’re finding pieces of concrete or gray material in your gutter downspout near the chimney, that’s the crown.

Replacement Cost & What’s Included

Here’s the straight pricing breakdown for Gelco crown repair in Houston:

  • Minor crown repair (small cracks, resealing): $450 to $650
  • Partial crown rebuild (sections of the crown replaced): $650 to $900
  • Full crown removal and repour: $900 to $1,200
  • Chimney inspection with photo report: Included with any crown repair

What drives the range is access. A single-story roof with a standard pitch in Katy is a quicker job than a steep roof in the Heights with a chimney that hasn’t seen maintenance in fifteen years. Could a few hundred dollars in scaffolding be required? Sometimes. We’ll tell you before we start, and our written price quote reflects it. Every crown repair we do in Houston includes a written price before work begins, a photo report of what we found and what we fixed, and the Kingswell Guarantee in writing. If your repaired crown fails during the covered period, we return and fix it at no charge. That’s our 365-Day Done Right Promise, and it’s not an add-on. It’s just how we work.

DIY or Call Us?

What you can safely do yourself: look at the crown from a ladder (not the roof, just a ladder against a single-story section), check for visible cracks, and clear any obvious debris out of your gutter downspouts near the chimney. That’s about it. Crown repair is not a weekend project. Working at chimney height on a Houston roof, especially in the middle of a Texas summer when surfaces are hot and footing is slick, is genuinely dangerous. We have the right ladders, fall protection, and harnesses, and our technicians are trained to work on chimney tops in this specific climate. More importantly, the material needs correct mixing ratios and curing conditions. If you mix Gelco crown material wrong or apply it to a surface that hasn’t been properly prepped, it fails again in six months, and you’re doing the job twice for the same chimney. If you’d rather we handle it, call our office at (903) 961-6496 and we’ll get you on the board for an inspection and a written quote.
