Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.
DuraFlex Crown Repair: The Houston Owner’s Guide
We stock and install DuraFlex-compatible crown repair components throughout Houston, with most complete crown repairs running between $450 and $900 depending on the damage extent and liner connection involved. Most Houston homeowners discover a failed DuraFlex crown the hard way: a water stain on the ceiling near the fireplace, a musty smell after heavy rain, or visible cracking in the cement crown when they’re up on the roof clearing leaves. The crown sits on top of your chimney, sealing the gap between the flue liner and the outer masonry, and once it starts failing, water gets into places it should never reach.
We keep DuraFlex crown components on the truck for most common liner sizes, so we can usually quote and complete the repair in a single visit. That’s the whole point of being a parts-first shop: you shouldn’t wait a week for a part to ship from a warehouse when your chimney is already leaking.
Which DuraFlex Models This Applies To
DuraFlex makes a few different liner systems, and the crown repair parts are not all interchangeable. The DuraFlex 304 and 316 alloy flexible liners are the most common we see in Houston homes, typically paired with either a terra cotta crown or a poured cement crown with a stainless top plate. The round DuraFlex liners (sized 4″ through 12″ in diameter) use a specific top plate and storm collar assembly that clamps around the liner as it exits the crown. If your liner is oval or rectangular, which we see on some older masonry chimneys in the Heights and Montrose, you need a different crown repair kit entirely.
The fast way to identify what you have: look at the top of your chimney. If you see a stainless steel cap with a clamp band around a round pipe, that’s a round DuraFlex system. If you see a poured concrete slope with just a small pipe sticking out, the crown itself is the seal, and cracks in that concrete are your failure point. We match OEM DuraFlex parts when the liner is still sound and only the crown assembly has failed. If the liner is original and still in decent shape, an aftermarket crown plate from a chimney-trade supplier like Olympia or Famco works fine and often saves you $80 to $120 on parts. We’ll tell you which one makes sense before we quote anything.

Signs Your DuraFlex Crown Repair Is Failing
- Water stains on the ceiling or wall near the fireplace. This is the most common first sign. The crown cracks, rain gets in, and it travels down through the chase or the masonry before showing up inside. By the time you see the stain, water has been moving through your chimney for a while.
- Efflorescence on the exterior brick. That white, chalky residue on the chimney face isn’t just cosmetic. It means water is being pushed out of the masonry after entering somewhere it shouldn’t, and a failed crown is usually the entry point.
- Cracks in the cement crown itself. Hairline cracks that stay under 1/8″ can sometimes be sealed, but if you can fit a nickel into the crack, you’re past patching. Houston’s freeze-thaw cycles, which do happen despite our reputation, open those cracks wider every winter.
- Rust streaks running down from the cap or top plate. If the storm collar or top plate is corroding, water is sitting where it shouldn’t. Rust means the seal has already been compromised and the crown repair isn’t doing its job anymore.
- A musty, damp smell in the firebox after rain. Water that gets past the crown often pools at the base of the flue and just sits there. You’re smelling standing water that’s been soaking into your firebrick and mortar.

AfterReplacement Cost & What’s Included
In Houston, most DuraFlex crown repairs we install run between $450 and $900. The low end covers a crown reseal with a compatible top plate replacement when the liner is still in good shape. The high end covers a full crown rebuild: removing the old crown, forming a new one with proper slope so water runs off, setting a new storm collar and cap, and resealing the liner connection. If you also need a section of liner replaced at the same time, that adds $300 to $600 depending on diameter and length.
That price includes parts, labor, and the written Ashby guarantee on the repair. You get the flat quote before we start any work, so the number we give you is the number on the invoice. No surprise line items, no “oh, we found more damage while we were up there.” We document everything with photos and show you what we saw, what we did, and what the finished crown looks like.
DIY or Call Us?
You can safely inspect your own crown from ground level with a pair of binoculars: look for visible cracks, missing chunks, rust streaks, or a cap that’s sitting crooked. That’s worth doing once a year. What you shouldn’t do is climb up and try to patch a crown yourself. Roof work around a chimney is genuinely dangerous; every year, Houston homeowners end up in an ER from a ladder slip that happened while they were “just going to take a quick look.” If you want to snap photos and send them to us before you even book a visit, we’re happy to look and tell you if a repair is urgent or can wait.
If the crown has failed, the seal around the liner is compromised, and that’s not a caulk-and-paint fix. It needs the old crown removed, a proper sloped pour, and a correctly fitted top plate. That’s what we do. Call (903) 961-6496 and we’ll get you a free estimate and a real arrival window.
FAQs
In Houston’s humidity and occasional freeze cycles, a properly installed crown with a correctly fitted top plate typically lasts 12 to 18 years before it needs attention again. Cheaper patch jobs often fail in 2 to 3 because they don’t address the slope or the liner connection. Our DuraFlex crown repairs are covered by the written guarantee for the full coverage period, and if it fails inside that window, we come back and fix it at no charge. That’s the 365-Day Done Right Promise. Call (903) 961-6496 for a free estimate.
Sometimes, but only if the cracks are hairline and the slope still carries water away from the flue. If the crown is cracked through, spalling, or sitting flat with ponding water, patching it just buys you a year at best and lets the bigger problem keep growing underneath. We’ll show you photos and tell you honestly if a repair will hold. If it won’t, we’ll say so. Call (903) 961-6496 and we’ll inspect it for free.
Most crown repairs take 2 to 3 hours on site. That includes removing the old crown material, forming and pouring the new one, setting the top plate and storm collar, and cleaning up. If we need to replace a section of liner at the same time, it can run 3 to 4 hours. You’ll have a written price before we start, so you’ll know the cost and the timeline before the work begins.
We keep common DuraFlex top plates, storm collars, and caps stocked for the liner diameters we see most often in Houston, which means no waiting on a shipment for most repairs. If your liner is an unusual size, we order the part and schedule you for the next available slot, usually within a week. Ashby Chimney Houston is an independent service provider, not affiliated with DuraFlex, and we also stock compatible crown products from HeatShield and Gelco. Call (903) 961-6496 to check availability for your liner size.
